Required Approval Form For Many Changes ---"ACC Change Proposal Form"
Are you planning on making any changes to your home? If you plan on painting your home, installing a fence, or other structure that is visible from the street (storage sheds, playground equipment, Antenna or satellite dishes larger than 3 feet in diameter, etc), you need to obtain ACC approval before beginning your project. This will help you prevent anything that requires making costly and avoidable changes. We will need fine those that ignore the process $500.00. We feel this is in fairness to those that follow the rules.Please… you are required to fill out an ACC Change Proposal From and give us 14 Days notice BEFORE you schedule a roof or paint job. We have worked hard to make the process streamlined, given you more choices with roofing and painting, and are timely in responding to your requests. It is not fair to the board that we have been required to drive the neighborhood every day looking for projects that are not approved. This should not be necessary. The board has worked hard to earn your respect. All we ask is some in return.

Approvals are required and protect you!
The Board Of Directors would really appreciate your cooperation with seeking approvals. By doing so you protect yourself with a hard copy for your records and one to go in your Meadowpark file. You can not be made to change things you have approved. We feel "It's your home" We are going to approve most of what you ask for unless it is extreme. Ex: Very bright paint, chain link fence, metal roof, a shed that looks like a detached garage etc. We are experienced at helping you understand the CC & R's, as well as the By Laws. We will send a representative from the Acc to personally go over your planned change. Here is a helpful tool: CC & R Summary

The board of directors is pleased to announce that we have approved new lines of roofing materials that have a broader price range and more color selections. These new materials look great and offer outstanding warranties.FYI, you are required to obtain a permit from the city of Federal Way when changing your roof. please insist your contractor does this..it's cheap insurance and protects you!
We expanded the choices to include:
1) Cedar shake: From any manufacturer
2) Manufacturer Pabco Any in the Paramount Advantage Signature Cut shingle series, Paramount Signature Cut Shingle series, Premier Advantage, or Premier series… All colors except reds or greens ( no cascade or sg 30)
3) Manufacturer IKO Any in the Armourshake series or Cambridge series All colors except reds or greens ( no marathon, crowne slate, grandeur, or royal estate)
4) Manufacturer GAF-ELK Any Timberline Lifetime High Definition Shingle series …. All colors except reds or greens .Only: Grand Sequoia Lifetime Designer Shingles, or Grand Canyon Lifetime Designer Shingles from the Designer Series….. All colors except reds or greens
5) Manufacturer CertainTeed. Chose from any in the the: Presidential shake series. Any from the Landmark series… All colors except reds or greens
None of the following CertainTeed products are approved: Independence, Hatteras, Grand Manor Shangle, Centennial Slate, or Carriage House Shangle, Symphony, highland slate, XT-30 or CT -20.
The board or ACC will discuss other manufacturers that have 2 or 3 layer materials on a case by case basis.
Absolutely No 3 tab roofing from any manufacturer is acceptable.
****PLEASE FILL OUT THE REQUIRED “ACC CHANGE REQUEST PROPOSAL FORM” AT LEAST 14 DAYS BEFORE ROOFING.****
Roof Appearance Guidelines
Many roofs in the neighborhood are needing attention. Please refer to the following guidelines when having your roof cleaned and treated:
- Roof should have a well maintained appearance free of moss and algae or any other debris.
- Roofs that have had repair work done (shingles replaced) must be blended to match the existing roof. This is normally done by pressure washing the whole roof and then treating the shingles with a stained preservative. While the use of a stain tinted preservative is not required, the whole roof should have a consistent color.
- Roof’s that have a “Black” appearance have an excess amount of algae build up and are the need of being cleaned.
- THE AIR CLEANING OF ROOFS IS NOT RECOMMENDED, when any shingles are replaced or repairs are made, as this does not produce a uniform appearance
- Gutters should be free of visible debris and have no visible damage to either the gutters or down spouts.
Garage Door Replacement Guidelines
Garage doors can be wood or metal, in any style, from any manufacturer. Metal doors need to be double or triple layer construction. ( this help prevent denting and currently qualifies you for an energy tax credit) Garage doors must be painted the same color as the base or trim color of the house. Doors purchased that match body color, or trim color, do not need to be painted. You should paint the garage doors as soon as they are replaced. Please fill out an ACC Change Proposal Form prior to installation.
Fences
Full Panel fence is considered a "good neighbor fence" due to the fact that it looks almost identical from both sides. The Board has decided only one style fence will be approved and that is the Full Panel fence. When a fence needs to be replaced, the appropriate ACC Change Request form needs to be filled out, and at that time, the Board will require the replacement to be the Full Panel. If you replaced your fence with one that does not conform, or don't follow the above guideline, it is our intention that those fences be modified accordingly.
Fill out the ACC Change Form to get the work approved. This will help you prevent anything that requires making costly and avoidable changes.
Fence Maintenance Responsibility
Where fences separate two homes, each homeowner is responsible for maintaining their respective side.
Homeowners whose fence borders undeveloped lots (such as common or rough cut areas) are responsible for maintaining both sides of the fence.
Fence colors will be restricted to wood tone colors. (stain preferred and has better results when re-staining in following years. paint chips and is hard to remove).
Paint Guidelines
Many of you will be painting your homes in the spring and summer of 2010, so the ACC has come up with the following guidelines that should be followed when selecting a color for your home.
- Before repainting your home, you must submit paint samples along with the ACC Change Proposal Form before any painting is done. Because many homes were painted in the past during periods of inactivity of the Homeowner’s Association, paint samples must be submitted only if the color of the home is being changed. In some cases, repainting your home the same color will not be approved if it is not found to fit into the general scheme of the neighborhood. Please allow at least 14days for approval. To reduce turnaround time, provide a valid e-mail address for response.
- Because no board members are paint color specialists, we will only accept color combinations (base, trim, door) that are pre-selected by painting manufacturers to go together. Most paint stores offer exterior paint selection suggestions for the Northwest which generally would be approved by the ACC. Such color combinations can be found in brochures at any paint/hardware store. The brochure along with the chosen paint colors should be submitted with the ACC form so the colors can be quickly accepted or rejected. If you plan to paint your home using colors that are not available in a brochure, please submit a color picture of another home that has been painted using these colors along with the paint chips.
- A maximum of 3 colors are to be used -- base color, door color, trim.
- Base color shall be flat sheen. Trim can be either flat or semi-gloss.
- Color choices should be "earth tones". Extreme colors will not be approved. Ex. hot pink, florescent orange, lime green, bright yellow, fire engine red, very bright or dark body colors, etc.
- Garage doors must be painted the same color as the base or trim color of the house. Doors purchased that match body color, or trim color, do not need to be painted. You should paint the garage doors as soon as they are replaced.

Survey's / Report Card
The board knows it can be hard to make it to meetings. We would like your input on some key issues that are coming up for review. We will be sending out survey's from time to time. PLEASE fill them out and return them. We would like this association to be homeowner driven as much as possible, yet we will have to make the decisions if we get little to no input. We have had around 50 % of you respond to the surveys. Thanks to those that filled out the latest survey. If you didn’t fill it out this time please do so in the future. We include a postage paid envelope for your convince.
