The Meadowpark Homeowner's Association is a non-profit corporation registered
in the State of Washington. The Meadowpark development is located in the Twin
Lakes area of Federal Way, Washington.
Welcome to our neighborhood on the net! You'll find out all kinds of
information about our neighborhood, including copies of our Bylaws and
Protective Covenants, Conditions & Restrictions (CC&R's), was well a
map of our development.

The Approval Form ---"ACC Change Proposal Form"
Are you planning on making any changes to your home? If you plan on
painting your home, installing a fence, or other structure
that is visible from the street (storage sheds, playground equipment, Antenna or satellite
dishes larger than 3 feet in diameter, etc), you need to obtain ACC
approval before beginning your project. This will help you prevent anything that requires
making costly and avoidable changes.
Please… you must fill out an ACC Change Proposal From and give us 14 Days notice BEFORE you schedule a roof or paint job. We have worked hard to make the process streamlined, given you more choices with roofing and painting, and are timely in responding to your requests.
It’s is not fair to the board to have us find out your starting work from driving by and seeing the work in progress!!

Approvals are important and protect you!
The Board Of Directors would really appreciate your cooperation with seeking approvals. By doing so you protect yourself with a hard copy for your records and one to go in your Meadowpark file. You can not be made to change things you have approved. We feel "It's your home" We are going to approve most of what you ask for unless it is extreme. Ex: Very bright paint, chain link fence, metal roof, a shed that looks like a detached garage etc. We are experienced at helping you understand the CC & R's, as well as the By Laws. We will send a representative from the Acc to personally go over your planned change. Here is a helpful tool: CC & R Summary

As you may know, section 3.5 of the Meadowpark Homeowner's Association
Protective Covenants, Conditions and Restrictions (CC&R's) specifies that "Roofs
on all buildings in Division I and II must be finished with 100% natural wood
shakes or 100% natural wood cedar shingles" unless written approval for use of
other materials is granted by the ACC.
The board of directors is
pleased to announce that we have approved new lines of roofing materials that
have a broader price range and more color selections. These new materials look
great and offer outstanding warranties.
We expanded the choices to include:
1) Cedar shake: From any manufacturer
2) Manufacturer GAF-ELK Timberline High Definition Shingles
Chose from the: Lifetime, 30 or 40 year shingles. Grand Sequoia Lifetime Designer Shingles, or Grand Canyon Lifetime Designer Shingles.
3) Manufacturer CertainTeed. Chose from the: Presidential shake, Presidential shake TL, Landmark TL, Landmark 30yr, Landmark plus 40 yr., Presidential shake TL Ultimate.
None of the following CertainTeed products are approved: Independence, Hatteras, Grand Manor Shangle, Centennial Slate, or Carriage House Shangle
We are approving the 2 and 3 layer material from these manufactures, in all colors, except bright reds or greens.
Absolutely No 3 tab roofing from any manufacturer is acceptable.
****PLEASE FILL OUT THE REQUIRED “ACC CHANGE REQUEST PROPOSAL FORM” BEFORE ROOFING.****
The board or ACC will discuss other manufacturers that have 2 or 3 layer materials on a case by case basis.
Roof Appearance Guidelines
Many roofs in the neighborhood are needing attention. Please refer to the
following guidelines when having your roof cleaned and treated:
Garage Door Replacement Guidelines
Garage doors can be wood or metal, in any style, from any manufacturer. Metal doors need to be double or triple layer construction. ( this help prevent denting and currently qualifies you for an energy tax credit) Garage doors must be painted the same color as the base or trim color of the house. Doors purchased that match body color, or trim color, do not need to be painted. You should paint the garage doors as soon as they are replaced. Please fill out an ACC Change Proposal Form prior to installation.
Fences
Full Panel fence is considered a "good neighbor fence" due to the fact that it looks almost identical from both sides. The Board has decided only one style fence will be approved and that is the Full Panel fence. When a fence needs to be replaced, the appropriate ACC Change Request form needs to be filled out, and at that time, the Board will require the replacement to be the Full Panel. If you replaced your fence with one that does not conform, or don't follow the above guideline, it is our intention that those fences be modified accordingly.
Fill out the ACC Change Form to get the work approved. This will help you prevent anything that requires making costly and avoidable changes.
Fence Maintenance Responsibility
Where fences separate two homes, each homeowner is responsible for maintaining their respective side.
Homeowners whose fence borders undeveloped lots (such as common or rough cut areas) are responsible for maintaining both sides of the fence.
Fence colors will be restricted to wood tone colors. (stain preferred and has better results when re-staining in following years. paint chips and is hard to remove).
Paint Guidelines
Many of you will be painting your homes in the spring and summer of 2010, so the ACC has come up
with the following guidelines that should be followed when selecting a color for
your home.
Survey's
The board knows it can be hard to make it to meetings. We would like your input on some key issues that are coming up for review. We will be sending out survey's from time to time. PLEASE fill them out and return them. We would like this association to be homeowner driven as much as possible, yet we will have to make the decisions if we get little to no input. We have had around 50 % of you respond to the surveys. Thanks to those that filled out the latest survey. If you didn’t fill it out this time please do so in the future. We include a postage paid envelope for your convince.

Bylaws of the Meadowpark Homeowner's Association were updated at the Board
meeting held on November 1, 2009.
